Lease terms

Annual 12-month lease. Rent is due on the 1st of each month with a 5-day grace period; a $50 late fee applies beginning on the 6th day. A $4,000 security deposit is required and may be paid in installments with landlord approval. Tenant is responsible for electricity, propane refills, garbage service, and Wi-Fi (property is on a private well, so there is no water bill). Landlord is responsible for routine maintenance and repairs not caused by tenant damage. Pets are considered on a case-by-case basis. No smoking inside the home; outdoor smoking is permitted. The property includes a separate in-law suite that may be occupied part-time by the landlord or family members. Two garage parking spaces and 3 5 additional outdoor parking spaces are included. Lease automatically renews unless either party provides notice; tenants must give 60 days' written notice if they do not intend to renew.
