Lease: There is no lease but a house rules that indicate the following:
Paying rent
The rent is $1,500/month and is due on the 1st of the month, paid by Venmo. There is also a $1,500 deposit that is fully refundable upon moving out assuming there is no damage to the space including furniture, appliances, walls, and floors.
Renewing the agreement and giving notice
You must provide 30 days notice if you plan to leave. If I do not receive notice and do not have time to fill the space, I may keep your deposit. I must provide you with 30 days notice if I choose not to renew your tenancy.
Shared spaces
The tenant is provided with a furnished private bedroom and sitting room with a closet off the back stairs. I have provided one set of sheets, a pillow, and a comforter. You should supply your own bath towels and additional linens if you need them.
The kitchen, 1/2 bathroom downstairs, and the full bathroom upstairs are shared. The front porch, patio, yard, and outdoor shower (May- November) are also available to the tenant. I will provide storage space in both the kitchen and bathroom for you. The remainder of the house is private.
Shared household products and appliances
I will supply paper towels, paper kitchen napkins, toilet paper, dish soap, and dishwasher soap. I will also supply cleaning products, a vacuum, and a mop. You are welcome to use all kitchen appliances, dishes, and utensils. You should bring/buy your own food and personal care products.
Air Conditioning
I provide a window air conditioner in the sitting room during the summer months.
Laundry
The washer and dryer are located in the basement.
Maintaining general cleanliness and upkeep
I expect the tenant to keep private and shared spaces orderly and clean.
Monthly cleaning - I have a house cleaner come in monthly.
No scented candles, aromatherapy, or heavy perfumes are allowed.
Illegal substances are prohibited
No smoking or vaping is allowed in the house. No illegal drugs are allowed on the property.

Two private rooms (a bedroom and sitting room) (12x12 and 11x11) in a Victorian farmhouse on 3/4 acres, with rocking chairs on a farmer's porch, a patio table, and chairs, storage closet. Shared modern kitchen and bath, hardwood floors, and rugs. For one person. (no couples or families, sorry.) Owner on premises with a friendly golden retriever. An outdoor shower is available from May to November.
2 miles from the commuter rail, close to Routes 495 and 9.
$1500 includes heat and utilities, washer/dryer, internet, use of kitchen, pots and pans, dishes, etc. One room has a double bed, bureau, nightstand, side chair, and rug. The second room has a futon couch/bed, desk, office chair, TV, bookcase, and rug.
No lease is required.
FABULOUS backyard and front porch, outdoor shower from May - November.
SHARE: bathroom and kitchen with one person
YOU MUST BE: non-smoker, considerate, and fully employed outside the home.
