This charming home offers wonderful views and access to fabulous open water from a 85 ft seawall, 60 ft wide canal with deep water access to the Gulf & Atlantic ocean. This 1568 sq. ft. newly renovated, beautiful, elevated, tropical home features 3 bedrooms (1-King, 2-queen) & 2 full baths (1-shower, 1-tub/shower combo). The large living room is furnished with a sofa, reclining chair and other comfortable seating and is equipped with a 75 in. flat screen TV. The adjoining dining room offers dining table and chairs with a full view of the back of the house and canal from the bay window. Our centrally located kitchen offers a full bar height counter with 4 bar stools & new kitchen appliances. Enjoy the outdoor seating on the back porch for a beautiful view of the canal. The lower ground level has concrete flooring, outdoor shower, storage room, chest freezer, refrigerator, ice machine, grills and outdoor furniture. The property offers a 12x24 sq ft pool with lighting and a waterfall. Our sea dock with electric outlets and water spigots borders the 60 ft canal with ample room to tie off your boat and has a mounted fish cleaning table. Sleeps- 6 person (occupancy strictly enforced) Children-allowed ages 0-17 (requires adult supervision) Pets-1 dog-pet limit with approval and additional non refundable deposit of 250.00. (no cats) Events- No events allowed Smoking- not permitted indoors Adequate parking available Amenities: Central heating & air, WiFi, full size washer & dryer, coffee pot, blender, electric skillet, dishes, cookware, utensils, bed and bath linens & 2 flat screen tv's for streaming, grill, ice machine, outdoor propane grill, Green Egg Smoker/Grill & Sea Dock w/canal access to the Gulf & Atlantic Payment: 20% Security Deposit required at time of booking, Cancellation notification: 90 days prior to arrival date for full deposit refund, less than 90 day cancellation notification forfeits deposit refund. 28 day minimum stay. Full non-refundable payment is expected one week prior to arrival. Government-issued photo identification and a credit card are required to keep on file for incidental charges. $350 cleaning fee & taxes will be applied to the total balance. House Rules- No smoking inside, pet friendly (1 dog limit with contract approval and additional fee), Onsite parties or group events are strictly prohibited. Must keep noise to a minimum not to disturb nearby neighbors. Damage & Incidentals: You will be responsible for any damage to the rental property caused by you or your party during your stay. Safety Features: Outdoor Lighting, Fire Extinguishers and Smoke Detectors Pets: Additional non-refundable fee (must be paid at time of booking), must be potty trained, must be kept on a leash at all times outdoors. Any damages to the property resulting from the pet will be the responsibility of the contracted tenant. May fill the dishwasher and turn the cycle on. Clean food out of the refrigerator. Take out all the garbage and place it in outdoor trash cans. Turn all the lights off. Lock the door. Replace entry keys. Trash pick-up schedule: Monday & Thursday for regular trash and recycle. Wednesday for outdoor brush. Downstairs Storage room: May use refrigerator (always on) & chest freezer. Prior to leaving, remove everything stored in the refrigerator & chest freezer. Clean the chest freezer, unplug and leave the door open. Pool: No jumping, diving or running in or around the pool. No animals/pets/fish in the pool. You are responsible to bring your own flotation devices & life jackets. No glass containers around the pool area. Do not leave children unattended. Be responsible and safe. Do not adjust any settings on the pool. For any mechanical issues contact the owner. Grill: Green Egg uses natural hardwood lump charcoal, not briquettes. Must provide your own lump charcoal or propane. Boat Lift: Use of the boat lift is prohibited.
