Lease terms

Tenant is responsible for all utilities, including water, natural gas, electricity, and any optional services such as internet and cable. First month's rent, last month's rent, and the security deposit are due at lease signing. Monthly rent is due on the first day of each month. Any applicable late fees or additional rent will be assessed in accordance with the lease agreement and applicable Florida law. No smoking or vaping is permitted anywhere inside the home. A violation of the no-smoking policy will result in a $1,000 charge for cleaning and remediation and may constitute grounds for lease termination, subject to the terms of the lease and applicable law. Small pets (up to 40 pounds) are permitted with the landlord's prior approval. A $500 non-refundable pet fee is required for each approved pet and is due at lease signing. In addition, pet rent of $30 per month, per approved pet, will be added to the monthly rent. Tenant must comply with all Phillips Grove HOA rules, regulations, and community standards. Tenant must notify the landlord in writing at least 30 days before the lease expiration date of their intent to renew the lease or vacate the property.
