Lease terms

A 12-month lease is required. Monthly rent is $5,795. The first month's rent and a $5,795 security deposit are due before move-in. Limited-time promotion: Approved applicants who sign a 12-month lease and move in by [11/30/2026] will receive a $1,000 credit toward the second month's rent. Applicants income, employment, credit, background, identity, and rental history will be verified. The home is offered fully furnished. Pool and lawn maintenance are included. Tenants are responsible for electricity, water, sewer, trash, and optional pool-heating costs. Renters insurance is required throughout the lease. Up to two pets may be considered with prior owner approval. A $500 nonrefundable pet fee and $50 monthly pet rent apply per approved pet. Pet screening, vaccination records, and applicable liability coverage may be required. Assistance animals are handled according to applicable law and are not subject to pet fees. Smoking, subletting, and short-term rental activity are prohibited. Tenants must comply with all lease terms, community rules, parking requirements, and HOA restrictions. Resort membership and amenity access are included only where expressly stated in the lease. All applicants are evaluated using consistently applied rental criteria and applicable fair-housing requirements.
