Neighborhood: This rental is located in a very nice neighborhood in Arvada, west of the Indian Tree Golf Course, near 72nd and Wadsworth. 10min/3.5 miles to Old Town Arvada, 20min/11mi to Denver, 20min/11mi to Golden, 25min/18mi to Boulder. We have walking trails and parks right down the street. The area is well suited to bike travel as well. Multiple groceries stores are right around the corner.
For rent is an upstairs bedroom ~9'x10' with one closet. The bathroom would be shared with one other person. $800/mo. Faces east, so gets morning sun and is cool in the evening. See the floor plan in the photos!
Housemates: I (male, 27) own and live in the house with my partner (female, 29). One other male is renting. We both work from home and the office, and enjoy all the outdoor hobbies, travel, working out, music and art.
Home environment: we maintain a clean, friendly, and respectful home perfect for young professionals looking for an affordable place to stay. Housemates shall be non-smokers, will not drink to excess, and will keep the house neat and clean. No pets are allowed at this time.
Utilities: Heat, water, electric, garbage, recycling, and gigabit fiber internet are provided, and the costs are split evenly between all housemates, in addition to the rent. Large washer and drier are located in the unit.
Requirements: All applicants will complete a background and credit check, and must have at least a 670 credit score. Applicant must show proof of net income of at least 3X the rent. Security deposit is one month's rent. The lease will be month-to-month, and may be terminated with two-month's notice by either party.
