Lease terms

Small dogs under 20 lbs considered with prior landlord approval. No cats. Assistance animals/service animals will be handled in accordance with applicable fair housing laws and are not considered pets. Tenant is responsible for any damage caused by animals. First month's rent and security deposit due at lease signing. Security deposit equal to one month's rent unless otherwise agreed in writing. Application fee is $41.99 per adult applicant and covers background, credit, and eviction screening. Applicants may provide a compliant portable tenant screening report where allowed by Colorado law. Colorado requires application fees to be tied to actual screening costs, and portable screening reports may limit when a landlord can charge a separate application fee. Tenant responsible for all utilities, including gas, electric, water, sewer, internet, and any other tenant-selected services. Trash disposal is included. No smoking or vaping inside the home or garage. Tenant is responsible for routine lawn care, snow removal, replacing light bulbs, replacing HVAC filters, maintaining smoke/CO detector batteries, and keeping the property clean and sanitary. Garage, driveway, and RV/off-street parking available. Tenant must comply with local parking rules and may not store inoperable vehicles, hazardous materials, or excessive personal property outside. Washer/dryer hookups available. Appliances included as shown at move-in. Minimum 12-month lease preferred.
