Lease terms

Applicants will be subject to standard rental screening, which will include verification of income, references, employment or enrollment status, credit history, and rental history. First month's rent, last month's rent, and $4,000 security deposit due at lease signing. Income verification required. Monthly gross income 3x rent price or other proof of financial ability required. 2 reference checks required (1 former landlord if available). Credit score and successful credit utilization history review required. Employment/student status verification required. Renters insurance policy required. Up to 1 cat & 1 dog allowed. Renter responsible for all pet damage. Pets may not create excessive noise or nuisance. No smoking/vaping/burning anywhere inside. Owner retains some storage in basement. 2 driveway parking spots included with ample street parking. Lease does not include use of the garage. No subletting or short-term rentals without express written permission. No painting, wallpapering, installation of fixtures, TV mounts, or other permanent alterations without written permission. Rent includes water, sewer, trash removal, lawn maintenance, snow removal, quarterly house cleaning, washer & dryer. Renter pays electric, oil heat, & internet/cable. Available furnished upon agreement.
