Lease terms

Lease duration: 12-month lease preferred. Security deposit: One month's rent, subject to applicable screening requirements. First month's rent: Due before move-in. Application: All adult occupants must complete an application and pass the required screening. Utilities: Tenant is responsible for electricity, water, sewer, trash, internet/cable, and other utilities unless otherwise stated in the lease. Lawn care: Tenant is responsible for maintaining the lawn and landscaping unless otherwise agreed. Pets: Pets may be considered subject to owner approval, breed/size restrictions, and applicable pet fees. Smoking: No smoking inside the property. Maintenance: Tenant is responsible for routine maintenance and promptly reporting any repairs or maintenance issues to the landlord/property manager. Renewal: Lease renewal terms will be discussed before the lease expiration date. Early termination: Subject to the terms and conditions specified in the lease agreement and applicable Florida law. All lease terms, fees, deposits, and tenant responsibilities will be clearly stated in the final lease agreement.
