Lease terms
No smoking of anything indoors (including vapor). $50 application fee per person for credit and background checks. Security deposit = one month's rent plus $1,000 for any approved pet. Tenant pays gas, electric, internet, and water. I prefer to have the lease term run until May 1 or June 1, which benefits both you and me to have the lease come up for renewal during the time that most people move and most apartments are available. This can be discussed before you sign the lease.

PETS. I'll consider one dog of any size 3 years or older after meeting and approving it if it is fully trained, guaranteed not to cause any damage to the house or yard AND gets along 100% fine with other dogs and people (this neighborhood has many neighbors walking around.)
You will need to pay gas, electric, internet, and handle spring cleanup/ weeding of the yard, leaf cleanup in the fall, and mowing as needed. (I can recommend a lawn service.)
