Lease Terms & Rental Requirements: Rent Rate: $2,500 per month. Required to Move-In: First month's rent, last month's rent, and a security deposit ($7,500 total) required at lease signing. Pet fee per pet (Max 4), when applicable at any point new pet introduced during lease. Lease Duration: 1-year minimum. Renter's Insurance: Proof of an active renter's insurance policy is required and verified prior to move-in. Tenant Responsibilities: Tenant pays all their utilities and will be required to handle all routine lawn/yard maintenance. Income Requirement: Applicants must possess verifiable gross monthly income equal to at least 3 times the monthly rent ($7,500/month). This is non-negotiable. Pet Policy: Dogs allowed (subject to screening/approval). Pet fee per pet (Max 4) and current veterinary records with up-to-date vaccinations required. No cats. Screening: Comprehensive background check, eviction check, and credit check are mandatory. Criteria: Applicants must demonstrate excellent credit standing, zero bankruptcies, and no issues with prior rental history, no evictions or no previous tenancy violations. Rental History: Must provide verifiable past rental references. Do not include relatives and friends as references of your rental history. Please note: This property is not currently certified for the Section 8 housing voucher program.
