Lease Term: 12-month lease. Security Deposit: Refundable security deposit equal to one month's rent. Application Fee: The current application fee at Zillow. Screening Process: Pre screening includes income, employment, proof of income, number of occupants, move in date, and pet information. A Conditional Approval is issued before any credit, criminal, or eviction screening. Final approval is based on full screening results. Pets: Only up to 2 cats permitted (subject to a monthly pet rent and refundable pet deposit). No dogs. Service/ESA animals exempt from fees. Utilities: Residents pay: Electricity, Gas for cooking, Internet/Cable (optional) Landlord pays: Heating gas, Water & Sewer Parking: No on site parking lot. Street parking is available on Avondale St and surrounding streets with a Residential Parking Permit (RPP) issued by Montgomery County. Residents are responsible for obtaining and maintaining their own RPP. No Smoking: This is a smoke free building. Smoking or vaping of any kind is not permitted inside the apartment or in common areas. Trash: Residents must place bins at the curb on pickup day and return them afterward. Bulk trash removal is the resident's responsibility. Renter's Insurance: Required before move in. Reusable Screening Reports: SJ AVONDALE does not accept reusable resident screening reports.
