Lease Duration Term: 12 months minimum Start Date: TBD (once tenant is selected) End Date: Automatically ends unless renewed with written agreement Rent & Payments Monthly Rent: $5,500 Due Date: 1st of each month Grace Period: 5 days Late Fee: 5% of monthly rent, daily Returned Check Fee: $50 Deposits & Fees Security Deposit: $5,500 (refundable) Pet Deposit: $1,000 (refundable) Monthly Pet Fee: $200 (non-refundable) Total Due at Signing: First month's rent + all applicable deposits Utilities & Responsibilities Tenant Pays: All utilities (water, gas, electricity, internet, trash, etc.) Owner Pays: HOA dues and landscaping Snow Removal: Tenant responsible for sidewalk per HOA and City of Boulder Maintenance: Tenant reports issues; landlord handles major repairs Pets & Smoking Pets: Pets allowed with approval Smoking: Not permitted on premises (indoor or outdoor) Occupancy Maximum Occupants: 6 people Subletting/Airbnb: Not permitted without landlord's written consent Entry & Inspections Landlord Entry: 24-hour notice required (unless emergency) Annual Inspection: With proper notice, for condition review Renewal & Termination Renewal: Not automatic; new agreement must be signed Early Termination: Allowed only with landlord approval and possible penalty Move-Out: Property must be returned in clean, original condition
