Utilities: Tenant Responsibility: The Tenant is responsible for arranging and paying for all utility services, including but not limited to: Electricity Water and Sewer Gas Trash Collection Internet and Cable The Landlord will not be responsible for any utility bills during the lease term. Lawn and Property Maintenance: The Tenant is responsible for all lawn care and maintenance, including mowing, edging, weeding, and other general upkeep to maintain the property's curb appeal. Snow removal (if applicable) is also the responsibility of the Tenant. Proof of Renters insurance will be required. Policies: Pets: Pets are allowed with a fee. Smoking: Smoking is strictly prohibited inside the property. Insurance: Tenants are required to obtain renter's insurance and provide proof of coverage prior to move-in. Repairs: Tenants must report any damages or needed repairs promptly. Any damage caused by the Tenant, guests, or pets will be repaired at the Tenant's expense. Inspection and Condition: The property will be inspected before move-in, and a checklist will be completed to note the condition of the property. Tenants must return the property in the same condition, minus normal wear and tear. Termination: Early termination of this lease requires written notice of 60 days and is subject to a penalty of $1,100. Failure to comply with the terms of this lease may result in termination and forfeiture of the security deposit.
