Lease terms

The apartment is in the process of renovation to the bathroom. This work will be complete by July 1. You must be screened with credit and background check for me first and then once we agree to a lease you must be screened by the HOA. The HOA reserves the right to 30 days to complete their process. So if you are interested in a recent date, please start your application ASAP. This is an annual lease. Renter pays first, last, and security, and pet fee, (if you have a pet). Pets must be approved by the HOA. Renter responsible for electric, water, internet and maintaining the property as they use it. If Renter requires a service call for appliances, A/C, plumbing, etc., Renter is responsible for first $100 of the cost. HOA covers basic Xfinity Channels only; renter is responsible for any upgrades. No satellite dishes are allowed. Renter(s) have to complete a screening check for me which is approximately $40 which renter completes through TVS website. HOA requires it's own application process including $150 application fee per individual or married couple. Only up to 2 individuals are allowed to occupy the apartment. As owner I also run a background check because the HOA doesn't share their application. You need a minimum of 690 credit score. One small dog or cat is allowed. Renter is responsible for following rules and regulations of the community set forth in the application process. No smoking permitted in or on the apartment property.
