Lease terms

No Smoking or Illegal Drugs. Pets will require an additional $50 month and $250 security deposit. A landscaper will be provided for lawn care. Renter pays for all utilities. Utilities will be in the renters name excluding oil for service agreement purposes. Renter is responsible for snow removal. Landlord will store random tools in basement and shed as needed. Renter or Landlord and replace the HVAC filter. Water Damage & Mold: Tenant's responsibility to report leaks immediately and to properly ventilate bathrooms to prevent mildew. Home Businesses: Prohibit commercial operations that attract high foot traffic, hazardous materials, or excessive noise. Renter's Insurance: Active coverage mandatory, the tenant to carry a specific minimum liability amount ($300,000) and naming the landlord as an "interested party". Early Termination (Buyout) Clause: Financial penalty of 1 months rent required if a tenant needs to break their lease early. Approved Residents: Only the individuals listed on the original lease agreement are permitted to reside in the Premises. Occupancy Limits: The total number of residents must not exceed municipal housing or building codes. No Unapproved Subletting: Tenants are strictly prohibited from subletting, assigning, or allowing unlisted individuals to move in as unauthorized roommates. Written Request: Current tenants must submit a formal written request to the landlord detailing the intention to add a new roommate. Application and Screening: The prospective roommate must complete a rental application and undergo the same standard screening checks (e.g., credit, background, income verification) as the original tenants. Approval Rights: The landlord reserves the right to approve or deny the new applicant. If approved, the landlord may adjust rent terms or security deposits according to local laws. Lease Modification: The new occupant may not move in until all parties (including the landlord) sign a new lease agreement or an official Lease Addendum. Cure or Quit: The landlord reserves the right to issue a legal notice to cure the violation (e.g., the guest vacates) or vacate the premises entirely (e.g., lease termination). Tenant Liability: The primary tenants are legally and financially responsible for any property damage, noise violations, or lease breaches caused by their guests. Lease Violation and Termination Rights: If the tenant violates any material term of this lease agreement, including but not limited to unauthorized occupants, illegal activity, smoking violations, drug-related activity, or other serious lease violations, the landlord reserves the right to pursue all remedies available under applicable law, including termination of the lease. If legally permitted and after proper notice is provided, the landlord may require the tenant to vacate the premises within 14 days or within the timeframe required by applicable law.
