Early Termination (Buyout) Clause: Financial penalty of 1 months rent required if a tenant needs to break their lease early. Approved Residents: Only the individuals listed on the original lease agreement are permitted to reside in the Premises. Occupancy Limits: The total number of residents must not exceed municipal housing or building codes. No Unapproved Subletting: Tenants are strictly prohibited from subletting, assigning, or allowing unlisted individuals to move in as unauthorized roommates. Written Request: Current tenants must submit a formal written request to the landlord detailing the intention to add a new roommate. Application and Screening: The prospective roommate must complete a rental application and undergo the same standard screening checks (e.g., credit, background, income verification) as the original tenants. Cure or Quit: The landlord reserves the right to issue a legal notice to cure the violation (e.g., the guest vacates) or vacate the premises entirely (e.g., lease termination). Tenant Liability: The primary tenants are legally and financially responsible for any property damage, noise violations, or lease breaches caused by their guests.
