Lease terms

12-month lease required. Monthly rent is $3,000, with a refundable security deposit of $3,000 due at lease signing. Tenant is responsible for all utilities, lawn care, and routine property maintenance. Tenant is required to maintain the property in clean, good condition throughout the lease term, including the interior, appliances, fixtures, landscaping, fenced backyard, and patio area. Any damage beyond normal wear and tear is the tenant's responsibility. The home will be returned at move-out in the same condition as received, less normal wear and tear. Renters insurance is required for the duration of the lease. No smoking or vaping is permitted anywhere on the property, including inside the home, garage, and outdoor areas. No pets permitted. Applicants are subject to a background check, credit review, income verification, rental history verification, and eviction screening. Household income should be at least three times the monthly rent ($9,000/month minimum). All occupants 18 years of age or older must complete a separate application. Home is available for occupancy upon approved application and signed lease execution.
