Lease terms

Tenant is responsible for all utilities. Tenant must establish residential trash collection service prior to the start of the lease. Trash service is required throughout the tenancy. First month's rent, last month's rent, and the security deposit are due at lease signing. Pets will be considered on a case-by-case basis. A non-refundable pet fee of $500 per approved pet is required. No smoking or vaping of any kind is permitted inside the home or garage or on the property. Renters insurance is required for the duration of the lease. Landscaping/lawn care is the tenant's responsibility. Seasonal tree and shrub maintenance will be provided by the owner approximately four times per year (no winter service). Home can be rented furnished or unfurnished. Tenant must comply with all HOA rules and regulations, if applicable. Occupancy is limited to approved occupants listed on the lease. NO subletting permitted without direct approval from landlord. Minimum lease term: 12 months.
