Terms at 19540 Olney Mill Rd

1. Tenant will not have use of the fireplace. It is shut closed. 2. Two-month Security Deposit, First-month rent, and an early termination fee of one month's rent. All are collected at the time of leasing. 3. Credit score of 700 or above, last two years' tax return, and last two months of the paystubs. Minimum annual household income of $120k (3x rent price) 4. Tenant to use home warranty provided by the landlord and pay the deductible of $150 to the service person. Once the landlord verifies that the repair deductible has been paid and the repair completed, he may, at his discretion, reimburse up to 50% off the deductible back to the tenant. 5. Landlords have the right to refuse to repair any repairs outside of the Home Warranty. (This can be Negotiated/Mitigated between owner and tenant) 6. Tenant must provide the renter's insurance before moving in. 7. The subject rental property will be inspected every 6 months to ensure a good track record for taking care of the property. 8. The landlord will hold Security Deposit and Early Termination Fee in a separate simple interest account in WA. 9. Tenant shall have the home professionally cleaned during or at the time of vacating and provide a copy of the paid invoice to the owner. All cleaning includes carpet cleaning and cleaning all floor surfaces. Failure will allow the landlord to hire professional cleaners and deduct cleaning and other repair expenses from the security deposit. 10. Garage door opener can be used at the tenant's discretion. If a tenant chooses not to use it and remove them, they are responsible for putting them back up and ensuring that it has restored the proper functioning of this device. If damaged or not working, then the cost of installation/replacement will be deducted from the tenant's total retained money. 11. In the case of a COVID-19-related Moratorium, the landlord will pursue ALL means to receive the amounts due, including any legal fees to be collected with/without the court system. The tenant will be responsible for all rent due during the State/Federal mandated Moratorium period. The tenant understands that this requirement supersedes any State/Federal imposed leniencies. 12. Tenant can go on a month-to-month basis at a $5,000 monthly fee (Negotiated/Mitigated between owner and tenant) 13.
