Lease terms

Utilities are not included: Electricity, Propane, and internet/phone are the renters responsibility. Water is free as this property is on well water. Lawn care, exterior, and gutters are handled by the tenant, but I do have a provider at low cost if coordinated at move in. All pets are allowed, no size or breed restrictions. Pet fees are $50 a month per pet with no pet deposit required. Certified service animals are free. No HOA/HOA fees. Smoking is not allowed, vaping is fine. Rent & Lease Term Monthly rent $2,600 Lease term 12 months (24-month term available at $2,500/mo) $2600 refundable security deposit required along with first months rent due at signing. If the first month is partial, the prorated amount is due with the second month's rent. Available: August 31 Rent due 1st of each month; late after the 5th. Dates can be moved based on your pay schedule. Late fee: 5% of monthly rent. Payment method: Online portal. The unit is not held until the lease is signed and the required funds have cleared. Renters insurance: Required. Minimum $300,000 personal liability, with the owner named as an additional interested party. Proof due before keys are released. Application & Screening Criteria Every adult 18 or older must submit a separate application. The application fee is $50 per adult, covering credit, rental history, criminal background, identity, and income verification, reusable tenant screenings are not allowed. Any amount collected above the actual cost of screening is refundable as required by Maryland law if no lease results. The following criteria are applied consistently to every applicant: Income: Verified gross household income of at least 2.75x the monthly rent. Non-taxable income is grossed up by 25% for this calculation. Credit: Minimum score of 600. Applicants scoring 550 599 may still qualify with verified income of at least 3.5x rent and no housing-related derogatory history. This will be a case by case basis. Rental history: Verifiable, with no judgments for unpaid rent and no lease-related evictions. Background: Criminal history is reviewed individually, considering the nature and severity of the offense, time elapsed, and evidence of rehabilitation. No automatic disqualification. Source of income: All lawful sources of income are considered, including housing vouchers, benefits, and allowances, as required by Maryland law. Voucher applicants should provide a signed Request for Tenancy Approval (HUD-52517) and caseworker contact information. Occupancy: Consistent with the two-bedroom configuration and applicable occupancy standards.
