Lease terms

* Minimum lease term of one (1) year required. * Tenant is responsible for payment of all utilities, including electricity, water, gas, internet, trash, and any other applicable services unless otherwise agreed in writing. * A security deposit equal to one month's rent is required prior to move-in. * No subletting or assignment of the lease is permitted without prior written consent from the landlord. * Smoking of any kind is strictly prohibited inside the property and on the premises. * Tenant is responsible for routine maintenance including: * Replacing HVAC/air filters as needed * Pest control services and prevention * Landscaping and yard maintenance * Snow and ice removal as needed to maintain safe access to the property * Tenant agrees to maintain the property in clean and good condition and promptly report any maintenance issues or damages to the landlord.
