Lease terms

Lease Terms: One-Year Lease, with month-to-month renewal after one-year lease ends. This lease is for main house only and does not include access to the property's attached garages, sheds, or private great room, which are leased separately, and are not part of this rental. Tenant pays for Water & Sewer, Electricity, Internet/Cable TV, and Trash Pick Up. Tenant is responsible for snow removal. Note: Water/Sewer bill is charged by the County every 3 months; cost for that period is currently $282.02 (base rate up to 6,000 gallons, then charged based on actual usage). Landlord takes care of lawn mowing/trimming. Rental requirements: 630 minimum credit score for EACH adult applicant No prior criminal convictions or rental evictions No pets/animals allowed No smoking allowed inside the home No in-home businesses Tenants must adhere to MD School Zone requirements Qualifying gross income to rent this property is 3 times the monthly rent. Each adult applicant must provide evidence of employment income and/or any non-wage income (social security, retirement), such as the two most recent pay stubs and/or the two most recent bank statements showing deposits. The first month's rent and security deposit amounts must be reflected in your bank account at the time of application. A Rental Interest Questionnaire will be provided for prospective tenants to complete, before seeing the rental or completing the rental application. A $30 application fee for each adult planning to occupy the unit (anyone 18 or older) will be required at the time the rental application is completed and submitted to cover the credit and criminal background checks. Landlord does not accept reusable tenant screening reports or reusable applications for conducting background checks. Each adult must provide their SSN and photo identification when it's time to initiate the background checks. Rental history, work status, and income history will be verified during the rental application process.
