Lease terms

Property is available for a 12-month annual lease. Shorter-term or seasonal leasing is not permitted. Securing the lease requires First Month's Rent, Last Month's Rent, and a Security Deposit (each equal to one month's rent) due in cleared funds prior to keys being handed over. All occupants aged 18 and older must pass a comprehensive screening including a nationwide criminal background check, eviction history review, and a preferred credit score baseline of 700+. Applicants must demonstrate stable income via verifiable W-2 paystubs, certified CPA tax documentation, or linked bank asset verification. We utilize a blended review of gross income-to-rent and overall Debt-to-Income (DTI) metrics to ensure financial comfort. The lease strictly prohibits unapproved subletting, corporate housing arrangements, or short-term vacation rental use (such as Airbnb or VRBO). The property is for residential occupancy by approved leaseholders only. Tenant is responsible for electric, water/trash, and internet service, and lawn maintenance. Tenants need renters insurance. No smoking in the house
