Lease terms
Lease Term: 12 months, commencing October 1, 2025 and ending September 30, 2026. Monthly Rent: $6,595, due on the 1st of each month. Security Deposit: $6,595 (one month's rent). Pet Deposit: $500 per dog, up to 2 dogs ($1,000 total), refundable. 1. Pool & Lawn Service (Owner-Provided) Owner shall provide and pay for routine swimming pool maintenance and lawn care service for the duration of the tenancy. Tenant shall provide the service providers reasonable access to the property and shall not interfere with scheduled service. Tenant remains responsible for keeping the pool area and yard free of debris and personal items and for reporting any equipment issues promptly. Owner's obligation covers routine service only; damage caused by Tenant misuse or neglect is Tenant's responsibility. 2. Utilities Tenant is responsible for all utilities including electricity, water, sewer, trash, internet, and gas (if applicable). Owner is responsible only for pool service and lawn care as stated above. 3. HOA Approval Contingency This lease is expressly contingent upon Tenant's approval by the Mizner Forest Homeowners Association. Tenant shall submit a complete HOA application within 3 days of lease signing and shall pay the $200 HOA application fee and any other HOA processing fees. If HOA approval is denied, this lease shall be void and any deposit refunded, less any HOA fees already incurred. Tenant agrees to comply with all recorded HOA rules, covenants, and restrictions throughout the tenancy. 4. Smart Home / Building Systems The property includes a Nest thermostat, Ring security cameras, impact-rated windows and doors, and an antimicrobial UV system on the A/C. Tenant shall not remove, disable, reconfigure, or tamper with these systems. Exterior Ring cameras record common exterior areas only. Tenant shall report malfunctions promptly and is liable for repair or replacement costs arising from Tenant damage or unauthorized alteration. 5. Pets Tenant is permitted to keep up to 2 dogs subject to a refundable pet deposit of $250 per dog. No weight or breed restrictions. Tenant is responsible for any pet-related damage beyond normal wear, including to the yard, pool area, and flooring. 6. Late Fee Rent is due on the 1st of each month. A late fee of 5% of monthly rent applies to any rent not received by the 5th. Returned payments are subject to a $50 fee plus applicable late charges. 7. No Smoking Smoking is prohibited anywhere inside the premises. 8. Renters Insurance Tenant shall maintain renters insurance for the duration of the tenancy and name Landlord as an additional interest.
