SITUATIONAL FEES: 1. Addendum Fee: $100, Fixed, Nonrefundable, Optional & Pay to Peak PM 2. Late Fee: 5% (month's Rent), Fixed, Nonrefundable, Optional, Pay to Landlord 3. NSF (Non-sufficient funds): $35, or actual bank charges whichever is higher/NSF, Fixed, Nonrefundable, Optional, pay to Peak PM 4. Lease Release Fee: $1 month rent, situational, Variable, 1 time charge, Nonrefundable, Optional, payable to Landlord /Peak PM 5. Holdover Rental Rate: 2x the daily rent, Fixed, Nonrefundable, Mandatory, payable to Landlord Per HB23-1099 The prospective tenant has the right to provide to the landlord a portable screening report, as defined in Section 38-12-902(2.5), Colorado Revised Statutes; and If the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: Charging the prospective tenant a rental application fee; or Charging the prospective tenant a fee for the landlord to access or use the portal tenant screening report. The portable tenant screening report must be provided to the landlord directly by the consumer reporting agency and can be no more than 30 days old.
