Lease terms

The following are the lease terms but are subject to change. -One year lease, with the possibility of extension -Tenant will have access to two pools (indoor and outdoor), gym, tennis courts, recreation room and all other Bulle Rock Amenities -Rent payment is required on the last day of every month (will provide a calendar of required payments) -Tenant is required to pay all utilities, and maintain the landscaping in the rear of the property - Monthly HOA fee is included in the rent -Credit/Background Check required -References will be required - $3500 deposit is required. -Tenant will have access to 2/3 of the basement - The rest is owners' storage. -Tenant also has the ability to rent the property furnished for an additional $500 a month (This is negotiable, depending on tenants needs) -Furnishing in the photo are subject to change, doing a property tour is recommended if you want to rent furnished -No smoking is allowed within the home -2 parking spots are available in the driveway, with overflow parking access -Dogs are allowed with a $350 pet deposit for each, no more than 2 small dogs or 1 large dog Tenant Screening Criteria Monthly Income (before taxes): $4500.00 (50 % of 3 times rent) Household Income (before taxes): $9000.00 per month The following items can be considered a deniable factor: Lack of proof of income Falsification of income Cannot meet income requirements Final recommendation will also be dependent on income, rental and employment history Verification of employment proof of current income Please provide that name and number where we can reach your employer(s) Salary and Hourly Income must be verified. Credit Score We require a credit score of 700 or above. If the applicant's credit score is 675 to 700, they can still be accepted with conditions. We would require an increased security. deposit of a certain amount and an increase in listing their rental history to 24 months with the same landlord. The applicant must also have an increase to 18 months of employment with the same employer. If the applicant has a clean history with the previous landlord, they will be considered if all other conditions stated above apply." Please review all of the details regarding our rental.
