Lease terms

LEASE TERM The lease is 12 months. At the end of the lease term, tenancy will convert to month-to-month unless both parties agree to renew. Sixty (60) days written notice is required from either party to terminate. SMOKING POLICY Smoking, vaping, and use of tobacco or cannabis products is strictly prohibited inside the unit and garage at all times. Violation of this policy will result in tenant being held liable for all costs associated with odor remediation, repainting, and cleaning, which will be deducted from the security deposit or billed directly if costs exceed the deposit. PARKING Tenant is granted use of the attached garage for personal vehicle parking only. The garage may not be used for storage of non-vehicle items in a way that prevents vehicle access. No commercial vehicles, RVs, trailers, or inoperable vehicles may be stored on the property. Garage door openers will be provided at move-in and must be returned at move-out. Replacement cost of $75 will be charged for unreturned or damaged openers. PET POLICY Up to 2 dogs are permitted. All dogs must be at least 1 year of age at move-in. Tenant is responsible for immediate cleanup of pet waste on the property and surrounding areas. Pet-related damage including but not limited to carpet, flooring, doors, trim, and yard is the tenant's financial responsibility beyond normal wear and tear. Professional carpet cleaning by a licensed service is required upon move-out; receipt must be submitted to landlord. Pet deposit of $750 is due at signing. Pet rent of $75/month is due alongside monthly rent. Service and assistance animals are exempt from pet fees per applicable law. TENANT MAINTENANCE RESPONSIBILITIES Tenant is responsible for the following: Replacing light bulbs, batteries (smoke/CO detectors), and HVAC filters on a regular basis Keeping the interior of the unit clean and free of conditions that could lead to mold, pests, or damage Promptly reporting any maintenance issues to landlord in writing failure to report known damage may result in tenant liability Garden care and snow/ice removal from walkways, driveway Disposing of trash and recycling per local collection schedules Not making alterations, installations, or repairs without prior written landlord approval Landlord is responsible for all structural, mechanical, plumbing, and HVAC maintenance unless damage is caused by tenant negligence or misuse.
