Lease terms

*Lease Term: September 1, 2026 - September 1, 2027 * Monthly Rent: $2,500.00 - Rent is due on the 1st day of each month. - A late fee may be assessed for rent not received within the applicable grace period and in accordance with Massachusetts law. *Security Deposit - Security Deposit: $2,500.00 (one month's rent) - Security deposit shall be held and administered in accordance with Massachusetts law and returned following the end of the tenancy, less any lawful deductions for damages beyond normal wear and tear. *Utilities - The tenant shall be responsible for 100% of all utility costs associated with the property during the lease term, including- Electricity, Heating oil/fuel Water and sewer, Trash and recycling services, Internet, cable, and other optional services Utilities shall be transferred into the tenant's name whenever possible. If any utility remains in the landlord's name, the tenant shall reimburse the landlord for the full amount of the utility bill within ten (10) days of receiving a copy of the statement. * Property Maintenance & Care - Keep the property clean, safe, and well-maintained. - Promptly notify the landlord of any maintenance concerns, leaks, plumbing issues, appliance malfunctions, or conditions that could cause damage to the property. - Take reasonable precautions during winter months to prevent frozen pipes and other weather-related damage. - Maintain the property in a manner consistent with a responsible homeowner. *Landscaping The landlord intends to continue utilizing existing landscaping providers to ensure the property remains well maintained. Tenant agrees to provide reasonable access for scheduled services with advance notice as required by law. * Occupancy Occupancy shall be limited to approved tenants listed on the lease. No subleasing, assignment, or short-term rentals (including Airbnb or similar services) shall be permitted without the landlord's prior written consent. * Pets Pets may be permitted upon landlord approval and applicable fees. Approved pets must be properly cared for and supervised. The tenant shall be responsible for any pet-related damage to the property. * Renters Insurance Tenant shall maintain renters insurance throughout the lease term and provide proof of coverage upon request. * Property Condition - Tenant acknowledges that the home is being delivered in good condition and agrees to return the property in substantially the same condition, ordinary wear and tear excepted. - Any damage beyond normal wear and tear shall be the responsibility of the tenant.
