House Rules Thank you for choosing our Seminole Heights home. We want your stay to be comfortable, safe, and enjoyable for everyone. Please review the following house rules: General - Please treat the home with care and respect. - Dispose of trash properly daily, trash pick up is twice a week and recycle is once a week. - Only registered guests are permitted to stay overnight unless approved in advance. - Quiet hours are from 10:00 PM to 8:00 AM out of respect for neighbors and the family-oriented community. - No smoking or vaping is permitted inside the home. Smoking outside is allowed only with proper disposal of cigarette waste. Pets - Pets may be considered on a case-by-case basis with prior approval. - Additional pet fees and cleaning requirements may apply. - Pet deposit is required, The pet deposit is refundable only if no pet-related damages occur during the tenancy. Any costs associated with repairing pet-related damage will be deducted from the deposit, and if damages exceed the deposit amount, the tenant will be responsible for the additional costs. Cleanliness - Please keep the property reasonably clean during your stay. - Report any maintenance issues promptly so they can be addressed quickly. - Excessive cleaning or damage beyond normal wear may result in additional charges. Furniture & Decor - Please do not move large furniture without prior permission. - Do not remove household items from the property. Parking - Two designated parking spaces are available for use. - No parking on lawns or blocking neighboring driveways. Parties & Events - No parties, large gatherings, or events allowed without prior written approval. Safety - Please lock all doors and windows when leaving the property. - Do not tamper with smoke detectors or security devices. Utilities - Utilities are included in the monthly rent. However, this is subject to reasonable usage. If utility consumption is deemed excessive, the landlord reserves the right to impose a monthly utility cap or charge the tenant for any usage exceeding the established limit. Please be mindful of energy and water usage. - Wi-Fi is included in the monthly rent. Check-Out Expectations - Dispose of trash properly before leaving the premise. - Wash used dishes and leave the home in reasonable condition. - Return all keys/remotes before departure.
