Lease terms

Furnished upper-level residence. Rent is $2,800/month and includes electricity, gas, water/sewer, cable, and Wi-Fi. Minimum 3-month lease; longer stays preferred. Refundable security deposit equal to one month's rent ($2,800). First month's rent and security deposit are due before move-in. No smoking or vaping. No subletting or additional occupants without prior written approval. Pets are permitted only with prior written approval and subject to any applicable pet terms. Renters insurance is required. Tenant must maintain the residence in a clean, sanitary, and well-kept condition throughout the tenancy and complete a thorough cleaning of the residence at least once each month, including the kitchen, bathrooms, floors, and other regularly used areas. Tenant must promptly notify Landlord in writing of any damage, leak, water intrusion, plumbing issue, appliance malfunction, electrical issue, or other condition requiring repair. Tenant must take reasonable steps to prevent further damage while awaiting repair and may not order repairs or alterations without prior approval except in an emergency as permitted by law. Tenant is responsible for damage beyond ordinary wear and tear caused by Tenant, occupants, or guests, including additional damage resulting from failure to report an issue promptly. Tenant may not make alterations, paint, mount fixtures, or otherwise modify the property without prior written permission. Landlord is responsible for structural, major appliance, plumbing, electrical, heating, and air-conditioning repairs except where repair is required because of Tenant-caused damage or negligence. Early termination: Tenant must provide written notice as soon as possible and, unless a shorter notice period is required by applicable law, at least 30 days before vacating. Providing notice of an intended early move-out does not, by itself, release Tenant from the financial obligations of the fixed-term lease. If Tenant terminates a fixed-term lease before its expiration without a legal right to terminate or a written early-termination agreement with Landlord, Tenant remains responsible for unpaid rent and actual damages resulting from the early termination until the residence is re-rented or the lease term ends, whichever occurs first, subject to Landlord's duty to mitigate damages and applicable Maryland and Montgomery County law.
