Lease terms

Rent is $1,250/month. Security deposit is $1,250. Flexible lease term and flexible move-in date. This is a single-occupancy private basement in an owner-occupied home. It is not a separate apartment or ADU. Tenant will have private full bathroom and private laundry. Lower level includes refrigerator, microwave, and sink, entrance. Utilities: tenant pays either 1/3 of utilities or a flat $250/month utility fee, to be agreed in writing before lease signing. Parking: one driveway parking spot included for one personal, non-commercial vehicle only. No on road parking is allowed. No smoking or vaping anywhere on the property. No pets, except service animals or assistance animals as required by law. Tenant is expected to keep the space clean, respect reasonable quiet hours at night, and avoid loud music or musical instruments that disturb the household or neighbors. Screening criteria may include income/employment verification, credit history, rental history, references, eviction history, and background screening, applied consistently to all applicants and in compliance with Montgomery County and Maryland law. Criminal history and credit screening will be handled only when permitted by law.
