Since our advertisements often remain active year-round due to short-term occupancy patterns, we can provide the street location for you to drive by the area. Please note that neither the owners nor the homeowners association assume responsibility for individuals who enter the property without authorization or accompaniment. Q: Can I move in immediately? **Answer Generally, no. Our application, verification, and lease process requires several days to complete. Processing times depend largely on how quickly applicants provide the required supporting documentation, including proof of income, rental history, and other requested information. Q: Do I need to apply even if I am staying only one month? **Answer Yes. All occupants, including those staying for only one month, must complete the application and approval process. Q: What are the move-in costs? **Answer We typically require: * First month's rent * Last month's rent * A reasonable security deposit of $500 no additional deposits are due for small pets and we only accept small pets under 30lbs Final move-in costs are determined during the application and approval process. Q: Can we see the condominium before renting? **Answer In most cases, we do not schedule in-person showings. Historically, the majority of our tenants relocate from outside the area and rent based on photographs, references, and documentation. Upon move-in, tenants are encouraged to conduct a detailed walk-through inspection, take photographs, and document any existing conditions within 24 hours. Tenants are not held responsible for pre-existing conditions. Q: Has the condominium been cleaned before move-in? **Answer Outgoing tenants are required to clean the condominium to receive their security deposit. Because individual standards of cleanliness vary, the property is professionally inspected upon move-out when keys are returned. For leases of three months or longer, we provide one hour of supervised housekeeping service at move-in, allowing you to direct cleaning efforts to areas most important to you. Q: Do I have to pay taxes? **Answer Pinellas County imposes transient occupancy taxes (currently exceeding 10%) on rentals of less than six months and one day. Taxes may either be paid separately at move-in or incorporated into the monthly rental amount. For flexible-length stays, taxes can be prorated or reconciled prior to departure. Q: Is cable television included? **Answer Cable television service is not included. The condominium receives local broadcast channels via antenna. If you would like cable service during your stay, please notify us during the application process. We can provide documentation authorizing you to establish cable service directly in your own name, thereby removing the property owner from any financial responsibility associated with the account. You can use streaming services, which most people do.
