Lease terms require a stable, non-smoking, single occupant for a fixed one-year commitment beginning July 15th, with potential move-in flexibility as early as mid-June. A strict no-drugs policy is enforced on the entire property, and any smoking is permitted outside only. To secure the lease, a standard security deposit equal to one month's rent ($2,100) is due at signing. All prospective tenants must complete a comprehensive background, credit, and eviction screening process prior to approval. Rent is strictly flat and all-inclusive of all utilities, high-speed internet, and listed streaming services; however, a reasonable-use clause applies to climate control systems to protect against utility negligence. Access to the home's vital utility infrastructure (electrical panel, water shut-off, and primary HVAC) is located within the space, requiring a collaborative tenant who is comfortable with rare, advance-notice maintenance access or emergency entry if conditions dictate.
