Lease: 1. Information This is a furnished home including bedrooms - no furniture allowed without written consent of the Landlord. This is a room rental with shared living space. Each bedroom is rented privately. On a case by case basis, the Landlord will reside on the west side of the home (3rd bedroom with a private bath). The tenant shall not paint, decorate or otherwise embellish and/or change and shall not make nor suffer any additions or alterations to be made in or to the premises without the prior written consent of the Landlord, nor make nor suffer any strip or waste, nor suffer the heat or water to be wasted, and at termination, shall deliver up the premises and all property belonging to the Landlord in good, clean and tenantable order and condition. No television satellite dishes or other aerials or other equipment shall be installed in the premises. No waterbeds shall be permitted in the premises. The Landlord may, in an emergency, enter the premises to make repairs with no notice. Otherwise a 24 hour notice verbal or written will be given to inspect or perform any type of maintenance. The Landlord may also enter upon the said premises if the same appear to have been abandoned by the Tenant or as otherwise permitted by law. The landlord has the right to review and inspect the bedrooms every 2 months. 2. House Layout This is a common ranch style home. This property has a fenced in back yard with deck, pool, and hot tub. 3. Household supplies Cleaning supplies such as bathroom essentials, laundry detergent, and basic cleaning supplies are not available per the terms of this lease. You are renting a bedroom and shared living space. Tenant shall maintain their room and respectfully keep any area used in the home clean using their own cleaning supplies. Tenant shall not sweep, throw or dispose of from any doors, windows, balconies, porches or other parts of said building, any dirt, waste, rubbish, or other substances or articles into any other parts of said building or adjacent thereto, except in proper receptacles and except in accordance with the rules of the Landlord. 4. Are there any rules related to guests? There are no subletting or overnight guests other than who is on the rental agreement. Neither the tenant nor their family, friends, relatives, invitees, visitors, agents or servants shall make or suffer any unlawful, noisy or otherwise offensive use of the premises, nor commit or permit any nuisance to exist thereon, nor cause damage to the premises, nor create any substantial interference with the rights, comfort, safety or enjoyment of the Landlord or other occupants nor make any use whatsoever thereof than as and for a private residence. The tenant shall not assign or underlet any part or whole of the lease premises, nor shall permit the leased premises for a period longer than a temporary visit (less than 2 weeks) by anyone except the individuals specifically named on this rental agreement. Further any occupancy longer than two weeks shall incur a charge of $100 a week payable to the landlord. 5. Kitchen The kitchen has appliances, dinnerware, and cookware. 6. Appliances The breaker panel is in garage on the wall near the door that enters the hallway in the home. 7. Garbage There is a trash bin and a recycle bin. Waste schedule will be given out at the time the tenant is to take residency. 8. Parking 1 Vehicle per tenant is allowed. The driveway has room for 2 vehicles. If the Landlord is residing at the time of your stay, they have priority parking which could potentially require one or more tenants to park on the side of the road. If there are multiple tenants residing, be courteous and careful around any other vehicles. 9. Locks Entrance to the home is done via a keypad. Tenants will be given their own combination which will be reset at the time the lease is terminated. If any keys were given out, the Tenant shall deliver the keys to the premises to the Landlord at the time the lease is terminated. In the event that the exterior door locks or locks in the leased premises are not in working order, please report the same to the Landlord who shall make said repairs. Locks are not to be changed, altered or replaced without written permission of the Landlord. In the event keys are lost, they will be replaced at the tenant's expense. 10. Pool and Hot Tub The swimming pool and hot tub are shared among tenants. There is a no diving and no horseplay policy. The Landlord has the right to restrict use of the pool and/or hot tube if there are any concerns. 11. Maintenance & Emergency Contacts Landlord details will be given out at the time of the lease. 12. Residence is 10 minutes from the ocean, 25 minutes from the A1A strip, lined with numerous beaches that have free parking. There are various parks local such as Turkey Creak Sanctuary, Brevard Zoo, and more. If Disney is your thing, you are just an hour South of Disney. Other conveniences - you are only a few minutes from shopping centers, restaurants, and more.
We are very selective and seeking the occasional snow birds or assisting with responsible college residents.
