Gross monthly income must be 2.5x rent amount -Credit score of 600 or higher required -Renters insurance required (minimum $300K) -All adults (18+) must apply separately & each pay fee per application (fee covers background & credit check) -No prior rental evictions -Clean background check -No smoking or vaping will be tolerated inside the home -Proof of income (including last 2 pay stubs) -small Dogs/cats will be considered with proof of current licensing, proof of up to date vaccinations & proof of spray/neuter. No other animals will be allowed. Upon approval, an additional $50/month pet rent will be assessed for dog/cat. (Bringing total to $2950) -First month's rent & security deposit of $2900 will be required prior to move in (total of $5800) -1 car availability on driveway to share on a 3 car driveway (designated area) -Vehicle(s) must be operational and have current registration (no storage of parking unless written permission by landlord) -water and trash utility are included -gas and electricity provided by tenant
