Lease Terms and Conditions The Tenant is renting only the designated private bedroom and is granted shared use of the common areas as permitted by the Owner. This Lease does not transfer ownership or any interest in the property. The Owner retains full possession and control of the residence. Rent is due on the date specified in this Lease. A grace period of seven (7) calendar days is provided. If rent is not received by the end of the grace period, the Tenant will be in default of the Lease, and the Owner may exercise all rights and remedies available under Florida law, including termination of the tenancy. The monthly rent includes standard utilities, including electricity, water, and other utilities specified by the Owner. Excessive or wasteful use of utilities may be considered a lease violation. The Tenant is responsible for maintaining the rented room and shared areas in a clean and sanitary condition and shall be financially responsible for any damage caused by the Tenant beyond normal wear and tear, including the cost of repair or replacement. No guests or overnight visitors are permitted on the property without the Owner's prior written approval. Unauthorized guests constitute a violation of this Lease. Smoking, vaping, or the use of any tobacco products, marijuana, or illegal substances is strictly prohibited anywhere inside the home or on the property. No pets of any kind are permitted on the property without the Owner's prior written consent. The Tenant may not sublease, assign, or allow any other person to occupy the room. The Tenant agrees to comply with all house rules established by the Owner. Failure to comply with the terms of this Lease or the house rules may constitute a lease violation and may result in termination of the tenancy as permitted by Florida law. The Owner reserves the right to enforce all terms of this Lease and pursue any legal remedies available under applicable Florida law in the event of a violation.
