Lease terms

12-month lease to start. Renter is responsible for the following utilities and paying directly: gas, electric, and internet ($75/month). We will bill you monthly for water based on usage. Average monthly for all utilities in the summer is about $250 (gas+electric) and $160 for water for 2 ppl living here and $70 for water + $225 (gas+electric) in the winter. Sewer is $162 every 6-months (we will cover and bill you back). We will have a quick inspection at the 6-month mark to make sure there are no major issues and the house is being maintained - make sure air filters are changed, water filter is changed, no leaks, etc. - list to be provided. We will also do a quick check at the end of month 10 and renewing the lease will be dependent upon it being maintained properly. Included in the monthly rent is bi-monthly lawn care, weed eating, gutter cleaning, leaf removal, shrub trimming, tree trimming, windows cleaned annually. If something comes up, we ask that you notify us immediately. Nothing to be flushed but toilet paper in the toilets. Washer/dryer, oven, microwave, 2 refrigerators- all included. Fire is not permitted in the fireplaces- they are plugged. Absolutely no smoking inside. Attached 2-car oversized garage + long driveway + 2 spots at the end of the drive for parking. Open to small pets- policies outlined in the listing. We are within a 1-minute walk to elementary, middle, and high school. Small creek in the backyard that is maintained by Coors. Beautiful deck off the back.
