1. 6 Tenants Maximum No more than 6 tenants are allowed during your tenancy. 2. No Pets No pets of any kind in the house or on the property. 3. No Smoking No smoking or vaping of any kind in the house or on the property. 4. No Commercial Photography No commercial photography of any kind in the house or on the property. 5. No Parties & Events Parties and events are strictly prohibited. 6. Noise Tenants and visitors should keep noise at a minimum between 10 pm to 6 am as a courtesy to the neighbors. 7. Kitchen Sink Please drain only non-solidifying liquids. Please discard all food debris, cooking oils/fats/grease & coffee grounds into trash. 8. Bathroom Toilet Please flush only toilet paper & natural waste. No "flushable" feminine hygiene items, wipes, paper towels or trash. 9. No Stickers Or Nails On Walls Do not use any stickers, nails, or other items on walls. 10. Damage Do not damage anything in the house or on the property. 11. Maintenance - Responsibility for Reporting: Tenants are responsible for promptly reporting any maintenance issues or repairs needed in the property. Please notify the landlord/property manager as soon as possible. - Minor Repairs: Tenants are expected to handle minor maintenance tasks such as changing light bulbs, batteries in smoke detectors, and keeping the property clean. - Major Repairs: The landlord/property manager will handle major repairs and maintenance. Tenants should not attempt to fix major issues themselves. - Access for Repairs: Tenants must allow access to the property for scheduled maintenance and repair work. The landlord/property manager will provide reasonable notice prior to entering the property, except in cases of emergency. - Preventative Maintenance: Tenants should take care of the property to prevent damage, including regular cleaning, avoiding clogged drains, and reporting leaks or other potential problems early. These guidelines help ensure that maintenance issues are addressed promptly and that the property remains in good condition throughout the tenancy. 12. Landlord Visits and Inspections - Scheduled Inspections: The landlord will conduct routine inspections to check on the property's condition. These will occur once per month and will be scheduled with at least 24 hours' notice to the tenant. - Maintenance Visits: If there is a need for maintenance or repairs, the landlord will inform the tenant and arrange a suitable time for the visit, providing at least 24 hours' notice unless it is an emergency. - Emergency Access: In case of an emergency, such as a water leak or fire hazard, the landlord may enter the property without prior notice to address the issue promptly. - Random Checks: To respect the tenant's privacy, random, unannounced checks are not permitted. The landlord will always provide reasonable notice before entering the property, except in emergencies.
