Lease Duration: Month-to-month tenancy, available beginning September 1 Rent: $2,400/month, utilities included Security Deposit: $2,400 due at signing Smoking Policy: This is a strictly non-smoking property no smoking of any kind (cigarettes, vaping, cannabis, etc.) permitted inside the unit, in the garage, or in shared indoor spaces Parking: One assigned spot in the shared 3-car garage, plus street parking available for additional vehicles Pet Policy: -Cats welcome; small dogs considered (case-by-case approval, size/breed discussed prior to lease signing) -$300 refundable pet deposit -Pets must be spayed/neutered and up to date on vaccinations -Tenant responsible for cleaning up after pets in shared yard/outdoor areas -Any pet-related damage beyond normal wear and tear may be deducted from the pet deposit Renter Responsibilities: -Keep the unit clean and in good condition throughout tenancy -Promptly report maintenance issues (plumbing, appliances, HVAC, etc.) to landlord -Replace lightbulbs and HVAC/furnace filters as needed -Keep smoke/CO detectors' batteries functional and report any issues immediately -Maintain reasonable cleanliness in shared spaces (garage, backyard, storage area) -Tenant is not responsible for major repairs, structural issues, or systems failures (plumbing, electrical, appliances) beyond normal upkeep those remain landlord's responsibility
