This document outlines all leasing terms, conditions, fees, and policies for your rental of this premium furnished property. Please read carefully and direct any questions to the Landlord before signing the lease agreement. PROPERTY OVERVIEW The Magic Kingdom Manor - Cascades CDD Luxury 6-bedroom, 3-bathroom fully furnished residence Located near Walt Disney World Resort, close to all major attractions Gated community with 24/7 security and HOA amenities Brand-new appliances and resort-style furnishings throughout FINANCIAL TERMS Charge Item Amount Monthly Rent $5,000.00 Last Month's Rent (Due at Signing) $5,000.00 Pet Fee (One-Time, Non-Refundable) $500.00 Monthly Lawn Care Fee (Non-Waivable) $50.00 Security Deposit (Refundable) TBD RENT PAYMENT TERMS Payment Due Date: 1st of each month (in advance) Payment Amount: $5,000.00 + $50.00 lawn care = $5,050.00 Accepted Payment Methods: Bank transfer, check, cashier's check, money order, or ACH Payment Address: To be provided at lease signing Late Fee: If rent is not paid by the 3rd day of the month, Tenant is in default and Landlord may begin eviction proceedings FEES AND ADDITIONAL CHARGES Pet Fee - $500.00 (Non-Refundable) One-time, non-refundable fee for one approved pet (no cats) NOT credited toward rent or security deposit Due at lease signing Lawn Care Fee - $50.00/Month (Non-Waivable) Mandatory monthly charge for landscape/lawn maintenance Cannot be waived or reduced regardless of arrangement Due with monthly rent payment HOA Violations and Fines Tenant is responsible for all HOA fines resulting from violations Common violations: parking on lawn, garbage not retrieved by deadline, excessive noise, smoking, etc. Fines may be deducted from security deposit or pursued separately Damage and Repair Charges Tenant responsible for repairs/replacement of all appliances if damaged or broken Costs deducted from security deposit or invoiced separately Damage beyond normal wear and tear is Tenant's responsibility SECURITY DEPOSIT Amount: To be determined and agreed upon at lease signing Held In: Interest-bearing account at a Florida depository per Florida Statute 83.49 Return Timeline: Within 15 days of lease termination (or 30 days if deductions claimed) Deductions Apply To: Unpaid rent or utilities Damage beyond normal wear and tear Repairs to appliances/furnishings caused by Tenant Replacement of missing items Professional cleaning to return to move-in condition HOA fines directly attributed to Tenant violations FURNISHINGS & APPLIANCES - TENANT LIABILITY Bedroom Furnishings (Tenant Responsible for Damage): 1 King Size Bed with bedding 4 Queen Size Beds with bedding 2 Extra Large Twin Bunk Beds with bedding Major Appliances (All Brand New - Tenant Liable for All Repairs/Replacement): Refrigerator - New Garbage disposal- New Stove Top - New Microwave - New Dishwasher - New Washer - New Dryer - New Air Fryer - New Kitchen & Dining Equipment (Tenant Liable for Breakage/Replacement): Complete cookware sets Dishware and glassware Kitchen utensils and accessories UTILITIES Tenant is responsible for payment of ALL utilities: Electricity Gas Water and Sewer Trash and Recycling Internet and Cable (if desired) PET POLICY ONE (1) pet maximum - NO CATS permitted Pet must be approved in writing by Landlord before move-in Non-refundable pet fee of $500.00 due at lease signing Tenant fully liable for all damage caused by pet (stains, odors, destruction) Tenant liable for any HOA pet policy violations and fines SMOKING POLICY STRICTLY NO SMOKING of any kind: No cigarettes, cigars, or pipes No electronic cigarettes or vaping No marijuana or controlled substances Violation Consequences: Immediate lease termination Forfeiture of security deposit Tenant responsible for professional smoke remediation (cost $3,000-$10,000+) PARKING Maximum: 2 vehicles in driveway Additional vehicles: Street parking only NO parking on lawn or landscaped areas Comply with all HOA parking rules and Davenport ordinances GARBAGE SCHEDULE PUT OUT: Wednesday Evening | PICKUP: Thursday Business Hours | RETURN BY: 6:00 PM Thursday Non-Compliance: HOA fines apply. Repeated violations result in lease termination. QUIET HOURS 10:00 PM to 6:00 AM daily. No loud music, gatherings, or disruptive activities. PROHIBITED ACTIVITIES Smoking of any kind Illegal drugs or controlled substances Unauthorized short-term rentals or subletting Parking on lawn Excessive noise or parties The Magic Kingdom Manor - Davenport, Florida 33837
