Key Lease Terms and House Rules: * Lease Type: Month-to-month or fixed-term mid-term lease (30+ days minimum; shorter stays not available). * Availability: March 1, 2026 * Utilities: Water, heat, electricity, high-speed internet included up to $175 usage. Usage beyond $175 billed to tenant. Ave utilities over three years $175/month. tenant responsible for cable/streaming if desired * Security Deposit: One month's rent, refundable upon move-out inspection (subject to normal wear and tear). * No Smoking / No Alcohol Policy: This is a strictly smoke-free and alcohol-free building and unit. No smoking of any kind (including tobacco, vaping, marijuana, or other substances) is permitted indoors, on balconies/patios, or anywhere on the property. No alcohol consumption or storage in quantities suggesting parties/entertainment use. * Pet Policy: No pets allowed due to delicate vintage furnishings, antiques, and hardwood floors. Service animals under ADA guidelines will be considered with proper documentation and approval. * No Parties / Quiet Enjoyment: No parties, gatherings, events, or excessive noise. The property is intended for quiet, conscientious single or small-household occupancy only. Quiet hours strictly enforced 10 PM 8 AM to respect neighbors in this residential 2-flat. * Maintenance Expectations: Tenants must treat the furnished items, antiques, and hardwood floors with care. No nails, adhesives, or alterations to walls/floors without written approval.
