Lease terms

Lease Length Minimum lease term: 30 days Flexible monthly, seasonal, and long-term leases available. Rent & Deposits Monthly rent is based on season and lease duration. A security deposit is required prior to move-in. First month's rent, security deposit, and any applicable pet fees are due before occupancy. Application Requirements All adult occupants (18+) must complete: Rental application Background check Utilities Utilities may be included for shorter leases. Longer-term leases may require tenants to transfer or pay certain utilities. Specific terms will be outlined in the lease agreement. Occupancy Maximum occupancy is 10 persons, including residents and overnight guests, unless otherwise approved in writing by the owner. Furnished Home This home is leased fully furnished. All furniture, decor, linens, appliances, kitchenware, electronics, and household items must remain on the premises unless authorized by the owner. Renter's Insurance Proof of renter's insurance is required prior to move-in and must remain active throughout the lease. House Rules Respect the Community This home is located in a quiet gated residential neighborhood. Please be respectful of neighbors and the community at all times. Quiet Hours Quiet hours are observed from 10:00 PM to 8:00 AM. Parties & Events Parties, receptions, commercial events, large gatherings, or similar functions are not permitted without prior written approval from the owner. Unauthorized events may result in lease violations, fines, damages, and possible lease termination. Smoking Policy Smoking and vaping are prohibited inside the home, garage, and any enclosed areas. Outdoor smoking is permitted only if all cigarette butts and debris are properly disposed of. Tenants are responsible for any cleaning, deodorizing, or damage caused by smoking. Pet Policy Up to two (2) dogs under 45 lbs may be permitted with prior written approval. Pet fee: $500 per month Pets must be approved before move-in. Pets may not be left unattended unless crated. Please keep pets off furniture whenever possible. Tenants are responsible for all pet-related damages. Unauthorized pets constitute a lease violation. Pool Rules The home features a private heated saltwater pool. For everyone's safety: Swim at your own risk. Children must always be supervised. No diving. No glass containers in the pool area. Do not tamper with pool equipment. Pool heating performance depends on outdoor temperatures and cannot be guaranteed during colder weather. Property Care Tenants agree to: Keep the property reasonably clean. Promptly report maintenance concerns. Replace HVAC filters if required during extended stays. Immediately report water leaks or plumbing issues. Prevent mold by using exhaust fans and maintaining proper ventilation. Tenants may not perform repairs without written authorization. Landscaping & Pool Service Professional landscaping and pool maintenance may occur on scheduled service days. Tenants agree to provide reasonable access to authorized vendors. Parking Driveway parking is provided. Garage access may be included depending on the lease agreement. Street parking must comply with HOA regulations and local ordinances. HOA Rules Tenants and guests agree to comply with all HOA rules and community regulations throughout the lease. HOA violations caused by tenants are the tenant's responsibility. Safety & Security The property contains exterior security cameras monitoring outdoor areas only. Security devices may not be disconnected, covered, or tampered with. Weapons, illegal drugs, criminal activity, or unlawful conduct are strictly prohibited. Garage Door Openers Garage door openers are provided for tenant use. Missing or unreturned garage door openers will incur a $200 replacement fee. Keys & Access Devices Lost house keys or access devices requiring lock replacement will result in the tenant being responsible for all associated locksmith and replacement costs. Lost & Found Please inspect the property carefully before moving out. While management will make reasonable efforts to assist with forgotten belongings: We are not responsible for lost or abandoned property. Tenants are responsible for all shipping and handling costs. Priority assistance will be given for passports, IDs, wallets, medications, phones, laptops, and other valuables. Items may be held for up to 14 days, subject to storage availability. Maintenance & Right of Entry The owner or property manager may enter the property with proper notice for: Repairs Maintenance Inspections Emergency situations Property showings Subleasing Subleasing, assigning the lease, or advertising the property as a short-term rental is strictly prohibited without written consent from the owner. Tenant Responsibility Tenants are financially responsible for: Damage beyond normal wear and tear. Missing furnishings or household items. Damage caused by guests or pets. HOA fines resulting from tenant violations. Excessive cleaning required upon move-out. Acknowledgement By signing the lease agreement, tenants acknowledge that they have read, understood, and agree to comply with these Lease Terms and House Rules. Failure to comply may constitute a breach of the lease and may result in additional charges or termination of the tenancy as permitted by applicable law.
