Lease terms

Tenants will have the entire main house as well as the front back and north side of the house including the pool area. Yard Clean Up: Owner takes care of the yard. Parking: In front of property or in front of gate #1. Owner parks and uses the covered parking area. The front uncovered part of the driveway will be useable by the tenants. Water Bill: Split 60% Tenant & 40% Owner Electricity Bill: Tenant will pay % used off of smart meter connected to main panel Gas Bill: Split 60% Tenant & 40% Owner Garbage Bill: Split 60% Tenant & 40% Owner Inside House Cleaning: The tenant is responsible to keep the inside of the house as clean as it was shown. Pool Maintenance: Owner will pay 50%, Tenant will pay 50% ($120 a month) Pets are allowed but will need to be discussed and met before being cleared. Renters will have access of the full pool area and house. The front yard and side yard. The driveway with the ADU is occupied by the owner. The rest of the property will have some construction being done to it but none of it will be directly next to the main house, it will all be on the far side or lower portion of the property away from the Main House.
