No smoking anywhere on the premises. One dog (25 lbs max) or two cats allowed. Renter's insurance required (minimum $100,000 personal liability). Rent is due on the 1st of the month; a 10-day grace period applies before a late fee is charged. Security deposit equal to one month's rent, held in a dedicated interest-bearing Maryland account. Tenant is responsible for HVAC filter changes every 30 days and monthly smoke/CO detector testing. No subletting without written landlord approval. No alterations without written landlord approval. Carpets professionally cleaned at move-out (receipts required). 90 days' written notice is required from the tenant to renew or vacate. The landlord gives 60 days' notice if not renewing. All applicants must complete an application and consent to a credit and background check (min. 650 credit score, income 3x monthly rent) prior to scheduling a showing. We do not accept reusable screening reports.
