Lease terms

Tenant is responsible for paying all utilities, including electricity and water. No pets are allowed on the property at any time. Tenant is responsible for maintaining the swimming pool and lawn throughout the lease term, including all associated maintenance costs. Prior to move-in, Tenant must pay: First month's rent Last month's rent Security deposit equal to one month's rent Rent is due on the first day of each month. Late fees will apply as stated in the lease agreement. The property must be kept clean and in good condition. Tenant is responsible for any damage beyond normal wear and tear. Smoking is prohibited inside the property. No subleasing or short-term rentals (including Airbnb or similar platforms) are permitted without the Landlord's written consent. The maximum occupancy shall not exceed the number of occupants listed on the lease. Any maintenance issues must be reported to the Landlord promptly. Failure to comply with these terms may result in termination of the lease in accordance with Florida law.
