Lease terms

AVAILABLE: Available for move in now, or can reserve for later in the fall with security deposit. LEASE LENGTH: 12 month lease only. PARKING OPTIONS: -$120 one-time fee per car for one assigned off-street parking space. -$50 a month per carport for an assigned, covered parking space. UTILITIES: Tenant pays all utilities and must set up electric in their name through MidAmerican. Tenant will be billed monthly by office for all other utilities through RUBES utility billing: water usage, heat, common area electricity, a trash fee and a $5 admin fee. REQUIRED RENTERS INSURANCE: Tenant must have a renters insurance policy. Tenant may obtain their own policy through any insurance company, or will have the option to enroll in the office plan for $20 per month. PETS if applicable: $400 pet fee nonrefundable, due at move in. Pet rent is $35 per month for cats and $50 per month for dogs. Must sign pet addendum and provide vet/vaccination docs. ESA is free with the correct paperwork. SECURITY DEPOSIT: If the below application requirements are met, deposit is usually equal to one month's rent. APPLICATION REQUIREMENTS: -$50 application fee per applicant over 18yo. This property does not accept Section 8 or vouchers. -Background check: no felonies. No violent/theft/fraud misdemeanors. No evictions within last 5 years. -Credit check: A credit check may be ran if income is low, or if other items are flagged during the application process. -Income requirements: 3x monthly rent in order to qualify for a single deposit. Must be able to provide current proof of income. Cosigners are accepted and must also submit an application for review.
