Lease terms

The owner pays for water. The tenant is responsible for gas, electric trash, recycling, yard waste, and sewer. The tenant is also responsible for mowing the lawn and shoveling snow. No pets or smokers, please. Rental Criteria: We screen to protect people & create safe environments. The application fee is $56 + Tax per adult over 18 years of age, this fee is non-refundable. Application approval is based on the following: 650 Minimum Credit Score 1 Year Positive Rental or Mortgage history Verification of 2.5 times the monthly rent in income No Evictions No Sex Offenses Application considered with a co-signer if the following are not met: Credit Score Less than 650 Less than 1 year of Positive Rental or Mortgage Payment History Income less than 2.5 times the rent in income If you will require a co-signer, the co-signer application is only $30 + tax Application Denial Based on: Outstanding balance with a past landlord or rental agency is reviewed on a case-by-case basis. Criminal background is reviewed on a case-by-case basis. Eviction is reviewed on a case-by-case basis. THE OWNER WILL NOT ACCEPT A COMPREHENSIVE REUSABLE TENANT SCREENING REPORT MADE AVAILABLE TO THE LANDLORD BY A CONSUMER REPORTING AGENCY.
