Lease terms

1. Lease Terms & Payment Management Duration: Minimum lease term of 12 months. Payment Platform: All rent payments and security deposits will be managed exclusively through Zillow Rental Manager. Cash, Zelle, or personal checks are not accepted for monthly payments. Move-in Costs: First month's rent and security deposit must be cleared and confirmed on the platform prior to key handover. 2. Financial & Credit Standards Income Requirement: Combined gross income must be at least 3 times the monthly rent. Proof of income for the last 3 months is required (pay stubs or bank statements). Credit Score: A minimum FICO score of 700 is required. Institutional Guarantee (TheGuarantors): Applicants who do not meet the minimum credit score or income multiplier may only be approved by obtaining a Lease Guarantee Policy through TheGuarantors (premium cost is the tenant's responsibility). 3. Utilities & Energy Efficiency Electricity (Solar Panels): The home features a solar system (average production of ~900 kWh/month). The tenant pays the basic connection fee (~$30/month) to Duke Energy plus any excess consumption. Note: In 2025, a family of four paid only the basic fee; however, actual savings depend entirely on the tenant's individual usage. Solar System Internet: The owner provides a dedicated internet service exclusively for the solar panels. The tenant must ensure the modem remains connected 24/7 to maintain system monitoring. The tenant is responsible for their own personal internet service. Water & Trash: These utilities are the sole responsibility of the tenant. 4. Maintenance & Responsibilities Services Included by Owner: Landscaping and Pest Control. Tenant Obligations: Replace A/C filters every 2 months. Refill the water softener tank (salt provided by the owner). Regularly clean dryer vents and kitchen range hood filters. Replace batteries in smoke and Carbon Monoxide (CO) detectors as needed. Immediate Reporting: Tenant must immediately report any water leaks, moisture, or drips to prevent major damage. Technical Restrictions: Tampering with, moving, or attempting to repair the solar system, inverter, or smart home devices is strictly prohibited. The property is under a protection plan; if a technician confirms damage due to negligence or lack of basic maintenance, the tenant will be responsible for the $84.99 service fee. 5. Community Policies & HOA HOA Rules: The tenant must strictly comply with all HOA/Community rules and regulations as detailed in the lease agreement. Insurance: Renters Insurance is required with a minimum of $100,000 in liability coverage, naming the Landlord as "Additional Interest" or "Interested Party." Pets: Maximum of 2 pets (dogs/cats) plus aquarium fish. Subject to approval and registration. Smoking: 100% smoke-free property (including the garage). Parking: Space for 2 cars in the garage and 2 in the driveway. 6. Application Process Every occupant over the age of 18 must complete a separate application (non-refundable fees). Background Check: No eviction history within the last 7 years and a mandatory criminal background check. HOA Approval: The lease must be submitted to the HOA prior to move-in; the $35 processing fee is paid by the tenant. Digital Communication: Per House Bill 615, the tenant consents to receive all legal notices and payment alerts via email.
