Lease terms

Rental Terms & Policies Lease Term: 2-year initial lease term. Utilities & Maintenance: Tenant is responsible for all utilities (gas, electric, water, sewer, trash, cable/internet) and all yard maintenance, including mowing, snow removal, and landscaping. Property Condition: Tenant must keep the home clean and report any needed repairs promptly. Security Deposit: One month's rent (in compliance with Maryland law). Smoking: No smoking allowed. Pets: Pets are considered case-by-case with additional pet rent and/or deposit (subject to total security deposit limits under Maryland law). Late Fees: Rent paid after the 5th of the month incurs a late fee of 5% of the unpaid rent. Renter's Insurance: Required with minimum $100,000 liability coverage. Lease Agreement: The full lease will be provided to approved applicants prior to signing. Tenant Screening Process In compliance with Montgomery County Code 27-15A, we do not run credit or criminal background checks until after making a conditional offer to lease. All applicants 18+ must submit a standard rental application. Applications are reviewed based on objective criteria. A conditional offer will be extended to the most qualified applicant(s). After Conditional Offer: Selected applicants must complete screening through RentSpree (credit, criminal, eviction, and income verification). Reusable Reports: We do not accept reusable or portable tenant screening reports. We follow all federal, state, and Montgomery County fair housing laws. Minimum Qualification Criteria (evaluated after conditional offer): Verifiable gross monthly income of at least 3x the monthly rent Satisfactory credit history (preferred score 720+) Positive rental references and no evictions Full screening criteria available upon request.
