Lease terms

Pet Policy: We accept up to two cats or one small dog under 30 pounds that is not considered a viscous breed or prohibited by our home insurance policy. First month rent plus security deposit due prior to move-in. Section 8 or any other voucher programs requiring paperwork and/or inspections are not accepted. Maximum occupancy of five. Sub-letting is not allowed. This means no renting rooms to others, no short-term rentals, and no long-term guests. Running a business from the home such as a daycare is not permitted. The home is for residential dwelling use only. No trampolines or pools may be setup or used on the property. Verifiable "take-home" income is a minimum of 2 times rent. Income requirement will vary depending on current debt loads and other factors. Favorable backgrounds with no prior evictions, felonies, or drug charges in the last seven years. Owner has discretion over the frequency/severity. Current and prior landlord references required. I will call and verify rental history. Family and friends are not accepted as references. Tenant responsible for lawn maintenance, pest control, and all utilities.
